How much is your tenant referencing?

good2rent is completely free for letting agents and landlords and for the first year it is free for tenants.

After that there are a few charges for tenants that have been listed below:

  • £10 per year for unlimited sharing of your referencing
  • £3 per credit check carried out (The first one is free)
  • £6 to upgrade to phone chases of your referees. (This is per referee)

How do I share my application?

Once you have finished building your reference you can simply click the share button on your profile and enter the email address for the person you want to share with.

I will be paying all of the rent, does my partner/family member need to be referenced?

Any individual over the age of 18 should be referenced, whether they are contributing to the rent or not. They will be added to the agreement under a licence to live there but will hold no responsiblity towards the rent. The landlord still has the right to know information such as previous landlord references for all people living in their property under a licence.

What is a guarantor?

A guarantor is an additional party to the agreement made between the landlord and tenant. They 'guarantee' the financial obligations of the tenant under the agreement wholly and indefinitely. They will be asked to sign a separate agreement with the landlord (Deed of Guarantee) and therefore referencing is again needed to complete due diligence.

A guarantor must be UK based and full referencing, aside from the landlord reference, will be required for a guarantor and a signed copy of the Deed of Guarantee must be provided before the tenancy agreement can be singed by the tenant.

What will happen with my reference?

Your full reference report will be stored within good2rent for you to share with letting agents and landlords as and when you require. Allowing them to make an informed decision as to whether or not they wish to enter into a tenancy agreement with you much quicker than with standard referencing.

Employment/Income Reference

If you are employed, in support of your application you can provide:

  • Contact details of your current employer (e.g line manager or HR) including name, email address and telephone number. Please note, we are unable to accept an employment reference from a mobile number.
  • Proof of sufficient savings to cover the full rental amount, held in a personal account for a minimum of 30 days. Please note that the savings need to be instantly accessible and cannot be held in stocks, shares or investments.

If you are self-employed, we will require at least one item from the list below to evidence your earnings:

  • Contact details for your accountant including name, email address and telephone number.
  • 6 months of bank statements
  • HMRC annual tax return
  • Proof of sufficient savings to cover the full rental amount, held in a personal account for a minimum of 30 days. Please note that savings need to be instantly accessible and cannot be held in stocks, shares or investments.

If you are retired, we will require:

  • Confirmation of your pension through relevent paperwork from your pension provider and/or the DWP
  • Proof of sufficient savings to cover the full rental amount, held in a personal account for a minimum of 30 days. Please note that savings need to be instantly accessible and cannot be held in stocks, shares or investments.

If you are unemployed, you will more than likely be required to have a guarantor. However, the following benefits are considered (upon providing evidenct of receipt) and may be used to top up any other sources of income:

  • Long term unemployment and support allowance
  • Working tax credits
  • Child tax credits
  • maintenance payments
  • Disability living allowance

If you are a student, again you will most likely be required to have a guarantor, however we may also consider the following:

  • Proof of sufficient savings to cover the full rental amount, held in a personal account for a minimum of 30 days. Please note that savings need to be instantly accessible and cannot be held in stocks, shares or investments
  • Proof of a bursery paid to you for living expenses

Landlord Reference

If you are currently residing in rented accommodation you will be required to provide contact details, including name, email address and telephone number, for you current landlord and potentially your previous landlord, depending on whether or not you have lived at you current address for a minimum period of 12 months.

It may be your current letting agents details that we require instead of your landlord. Please check who you are currently making you rent payments to before providing any details.

Credit Check

A credit history search is conducted through CallCredit, this looks back over the previous 6 years. This will not hinder you receiving credit moving forwards as it leaves no footprints and will not show as a search on your credit history.

Right to Rent

This check ensures that you have the Right to Rent in the UK. If you use Yoti to log into good2rent then your identity will have already been checked and verified however you will still be required to present your identification in person to your chosen agent. Below is a list of acceptable documentation to satify this requirement. These documents can also be used to verify your identity if you do not use Yoti to log in:

  • Current or expired British/EEA/Swiss Passport or National Identity card.
  • Valid Biometric Immigration document
  • Certificate/Card confirming perminant residence issued by the by the Home Office
  • A passport or other document stating that the holder is exempt from immigration control and is authorised to stay in the UK indefinitely.

If for any reason you are unable to provide one of the above, you must provide two of the following documents as evidence.

  • Full Birth/Adoption Certificate
  • Letter from an employed/UK government department or local authority dated within the last 3 months
  • Letter confirming acceptance to a UK Educational institution.
  • Full or provisional UK driving licence
  • Letter from a UK police force or HM prison service (must be dated within the last 3 months

In all instances, we will require a form of identity and proof of address dated within the last 3 months.
